NOTICE OF PUBLIC MEETING: Draft plan of subdivision (Sunbury)

Take Notice That in April 2020 the County of Frontenac received an application for a proposed draft
plan of subdivision in the Hamlet of Sunbury in the Township of South Frontenac. On May 28, 2020
the application was deemed complete pursuant to the Planning Act, R.S.O., 1990, c.P.13, as amended
(hereinafter the “Planning Act”). A virtual open house about the application was held on July 22,
2020.

The County of Frontenac’s Planning Advisory Committee will be hosting the statutory public meeting
on Thursday, November 10, 2022 at 10:00 am. The public meeting will be held virtually via Zoom.
The applicant will provide a brief presentation and the committee will invite comments and
questions from the public. Please note that there may be more than one public meeting scheduled,
and they will be heard in the order that they appear on the committee’s agenda. The agenda will be
available online on the County’s civic web portal in advance of the meeting HERE.

Public Meeting: Thursday, November 10, 2022 at 10:00 a.m., via electronic participation

Electronic Participation: The public meeting will be held virtually as a Zoom webinar. Members of
the public can participate by registering for the Zoom meeting by computer, tablet, or smartphone

Purpose and Effect of the Proposal: The proposed development is an application for Draft Plan of
Subdivision to divide the subject property into 31 lots for residential development. The
residential lots will be accessed from a new local road to be built by the developer that will
connect to Battersea Road, across from the access to Sunbury Road. The residential lots will range
in area from 0.6 hectares to 3.3 hectares (1.48 acres to 8.15 acres) with frontage ranging from
44.7 metres to 167.2 metres (146.65 feet to 548.6 feet) along the proposed new local road. The
residential lots will each be developed with a single detached dwelling and will be serviced with a
private well and septic system

Property Description & Location: The subject property is municipally addressed as 3863 Battersea
Road and is located in the Hamlet of Sunbury. The lands are legally described as Part of Lots 25
and 26, Concession 2, former Township of Loughborough, in the Township of South Frontenac, in the
County of Frontenac.

Owner/Applicant: 2628100 Ontario Inc.

Concurrent Applications: No concurrent applications have been submitted.

Notification: If you wish to be notified of the decision of the County of Frontenac in respect to
the proposed plan of subdivision, you must make a written request to the Planning and Economic
Development Department via email or personal mail at the address noted below.

Appeals: If a person or public body does not make oral submissions at a public meeting, if one is
held, or make written submissions to the County of Frontenac in respect of the proposed plan of
subdivision before the approval authority gives or refuses to give approval to the draft plan of
subdivision, the person or public body is not entitled to appeal the decision of the
County of Frontenac to the Ontario Land Tribunal.

If a person or public body does not make oral submissions at a public meeting, if one is held, or
make written submissions to County of Frontenac in respect of the proposed plan of subdivision
before the approval authority gives or refuses to give approval to the draft plan of subdivision,
the person or public body may not be added as a party to the hearing of an appeal before the
Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do
so.

Notice of Collection: Personal information collected as a result of this public meeting is
collected under the authority of the Municipal Act, the Municipal Freedom of Information and
Protection of Privacy Act (MFIPPA), the Planning Act, and all other relevant legislation, and will
be used to assist in making a decision on this matter. All personal information (as defined by
MFIPPA), including (but not limited to) names, addresses, opinions and comments collected will be
made available for public disclosure to members of the public, at the meeting, through requests,
and through the website of The Corporation of the County of Frontenac. Questions regarding the
